Accountability. That’s it. Most agents don’t have a lead problem — they have a consistency problem. Without accountability, you skip a day, then two, then you drift from your goals without even noticing. With it, you build the frequency and discipline to keep going long after the excitement wears off. I call that mastering repetitious boredom — doing the same effective actions every single day, whether you feel like it or not. Tell someone your daily prospecting goal and let them check on you. That one move changes everything.
What are the most sustainable lead sources?
The ones where people already want to sell or already know you. Chasing cold strangers burns you out. Instead, build on pillars that pay off over time:
- Expired listings. These sellers already want to sell and will pay a commission. Call early, call often, and don’t fear the tough conversations. In my experience, the expireds that convert usually do it within the first week — if you’re first and you’re consistent.
- Old expireds, up to three years back. A lot of homes that couldn’t sell back then can sell now, often for more, thanks to appreciation. Find out why they wanted to move and whether that reason is still alive.
- For sale by owners. FSBOs aren’t commission-sensitive — they’re net-sensitive. Stop arguing about your fee and start showing how you’ll help them walk away with more money in their pocket.
- Your database. This is your monthly engine. Three touchpoints a month — a market report, a list of recent local solds, and a short video update. Boring? Yes. Gold over time? Also yes.
- Centers of influence. Call them quarterly, ask for referrals directly, and make sure they see you as their real estate resource, not just an old friend.
